Business Development Executive / Manager (Store Expansion)

- Identify and evaluate potential locations for new store openings
- Conduct site visits and assess footfall, visibility, catchment, and commercial viability.
- Build and maintain a pipeline of potential sites aligned with expansion targets.
- Perform site feasibility studies (traffic, demographics, competition, ROI).
- Prepare business case proposals for management approval.
- Benchmark rental rates and negotiate commercially viable terms.
- Liaise with mall management, landlords, and property agents.
- Negotiate tenancy agreements, rental terms, and leasing conditions.
- Maintain strong relationships with key property stakeholders.
- Coordinate lease signing, documentation, and internal approvals.
- Ensure compliance with company policies and legal requirements.
- Track and manage timelines from site confirmation to store opening.
- Ensure smooth handover of site to Project team for fit-out.
- Support pre-opening activities and ensure timelines are met.
- Monitor competitor expansion and market trends.
- Identify new growth opportunities and strategic locations.
- Provide insights to support expansion strategy planning.
- Bachelor’s Degree in Business, Real Estate, Marketing, or related field.
- 2–5 years (Executive) / 5–8 years (Manager) experience in: Retail/F&B expansion, Property leasing / mall leasing, Business development
- Strong negotiation and stakeholder management skills.
- Good understanding of retail site evaluation and commercial analysis.
- Able to work in a fast-paced, target-driven environment.
- Willing to travel frequently for site visits.
- Proficient in Microsoft Excel and PowerPoint (for reporting & proposals).
