Building Defect Management Administrator - Kluang

Diploma/Degree or higher academic qualification in Building Surveying/Construction/Architecture/Building Services

• Good written and verbal communication skills.
• Target oriented and able to work with minimum supervision.
• Computer literate and numerate.
• Contract length: 12 months (renewable)
• 5.5 days of working per week
• Delivery of vacant possession /Pre-Handover Inspections: Liaise and coordinate with developer on vacant possession matters. Set appointment with purchasers for handing over of unit. To inspect the unit before and after Vacant Possession, to ensure units are properly completed before handing over to purchasers. Conduct detailed inspections of units before handover, identify defects, and work closely with contractors to ensure prompt resolution. Keep the developer updated on progress and prepare comprehensive handover kits for owners.
• Handover Process: Coordinate handover schedules with the developer/owner, guide owners through the handover, and address any inquiries about unit interiors. Maintain accurate handover records and provide daily updates to the developer.
• Defects Management: Act as the liaison between owners and contractors, ensuring timely defect resolutions by monitoring defect complaints aging throughout the Defect Liability Period(DLP) using the provided Application/System. Oversee rectification sign-offs and monitor progress to meet agreed timelines. Must handle high level of defect complaints and provide appropriate solutions and alternatives. Maintain logs for keys, access cards, and other critical details during defect rectifications. To ensure proper documentation for all works mentioned above .
• Prepare a monthly report for Delivery of vacant possession and Defect Management.
