Executive Summary
The General Manager is the primary custodian of [Property Name], responsible for the holistic success of a mixed-use asset comprising premium offices and a retail mall. This role integrates Commercial Strategy (Leasing), Physical Asset Management (Engineering/Facilities), and Site Operations (Security/Housekeeping).
The GM will lead a cross-functional team of 20 to maximize the property’s Net Operating Income (NOI), ensure peak technical performance of the building’s infrastructure, and deliver a seamless experience for both corporate tenants and retail shoppers.
Core Responsibilities- Property & Facilities Management (The "Technical" Pillar)
- Asset Maintenance: Oversee the preventative and corrective maintenance of all building systems, including HVAC, MEP (Mechanical, Electrical, Plumbing), vertical transportation (lifts/escalators), and fire protection systems.
- Project & Fit-outs: Manage tenant fit-out guides and oversee renovation projects to ensure they meet building standards and safety codes.
- Sustainability & Energy: Implement energy-saving initiatives (BMS optimization, waste management) to reduce the building’s carbon footprint and operational costs.
- Compliance: Ensure the property adheres to all statutory requirements, building codes, and insurance mandates.
- Leasing & Commercial Strategy (The "Revenue" Pillar)
- Tenant Mix Strategy: Curate a retail mix that drives footfall and an office profile that ensures long-term stability.
- Lease Management: Lead negotiations for new leases and renewals. Oversee the billing and collection process to minimize arrears.
- Marketing & Activation: Collaborate with marketing teams to drive mall events and office tenant engagement programs.
- Security & Housekeeping (The "Experience" Pillar)
- Security & Risk: Direct a comprehensive security strategy that balances the "open access" needs of a mall with the "high-security" requirements of corporate offices.
- Janitorial Excellence: Ensure housekeeping maintains a "hospitality-grade" level of cleanliness, focusing on high-traffic areas and common washrooms.
- Crisis Management: Act as the Incident Commander for any site emergencies (power failure, fire, or security breaches).
- Financial & Administrative Leadership
- P&L Ownership: Manage the full Profit & Loss statement. Control the Service Charge budget and ensure transparent reporting to owners.
- Team Leadership: Direct a 20-person headcount, fostering high engagement and ensuring technical staff are properly certified and trained.
- Vendor Governance: Manage third-party service providers, ensuring rigorous SLA (Service Level Agreement) tracking.
Requirements
Education & Experience- Bachelor's degree in Real Estate, Business Administration, Engineering (MEP/Civil), Facilities Management, or a related field.
- Minimum 12–15 years of progressive experience in property management, leasing, or asset management, with at least 5 years in a senior leadership role overseeing mixed-use assets (office + retail).
- Proven track record of managing P&L and delivering NOI growth for large-scale commercial properties.
- Strong knowledge of building systems (HVAC, MEP, fire protection, vertical transportation) and preventive maintenance best practices.
- Familiarity with local building codes, safety regulations, and statutory compliance requirements.
- Experience managing tenant fit-outs, renovation projects, and capital improvement programs.
- Understanding of energy management, BMS optimization, and sustainability initiatives.
- Demonstrated ability to develop and execute leasing strategies, including tenant mix curation and lease negotiations.
- Experience in retail and office leasing, with a strong network of tenants and brokers.
- Knowledge of service charge budgeting, cost control, and financial reporting.
- Proven ability to lead cross-functional teams (20+ headcount) including facilities, security, housekeeping, and leasing.
- Experience managing third-party service providers and enforcing SLAs.
