Job Title: Assistant Manager / BO Chargeman

Position Overview:

The Assistant Manager / BO Chargeman is responsible for managing and maintaining the school’s physical facilities, systems, and resources to ensure safe, efficient, and cost-effective operations. This role is essential in creating an optimal learning and working environment for all school occupants.

KEY RESULT AREA/RESPONSIBILITIES
Facilities Maintenance
  • Oversee, lead and supervise preventive and predictive maintenance, troubleshooting and corrective maintenance, work order scheduling, planning, system operation and inspection for all building related maintenance works, i.e. mechanical, electrical, electronic sections etc.
  • To maintain, install and trouble-shoot of all electrical and mechanical systems, air-conditioning systems, fire systems, AV systems, building,solar panel system, lifts, plant, machinery and equipment.
  • Conduct monitoring, trending and tracking of daily consumption of various utilities, and initiate preventive maintenance to prevent or minimize equipment breakdown and power failure.
  • Handle Visiting Engineer’s inspection and update status on electrical supply condition.
  • To make relevant recommendations to the school for repair, replacement or improvement works required for the efficient and optimal operation of the building and the facilities.
  • Review & renewal of relevant certificates and licences in meeting the statutory requirements.
Health & safety
  • Managing and reviewing the fire protection system.
  • Supporting the implementation of emergency evacuation procedures.
  • Review the health and safety conditions of the school.
  • Maintenance and monitoring of security systems (e.g. CCTV, guard tour system etc.).
  • Monitoring of the traffic & parking.
  • Identification and resolution of potential health & safety hazards.
School Upgrade & Projects
  • Assist in coordinating and monitoring of facilities improvement and renovation projects implementation.
  • Assist in obtaining estimates, specifications and make recommendations for maintenance/replacement/renovation works and/or equipment purchases where necessary.
People Management
  • Line manages a team of maintenance assistants, in-house security personnel and driver.
  • Assignment of tasks made via helpdesk system to maintenance assistants and relevant parties.
School Logistics
  • Coordinate and lead the set up and clear away as required of furniture and equipment for assemblies, school events, exams and external venue hires.
Others
  • Liaise with utilities providers such as TNB and other relevant regulatory bodies on various utility services, building licences and other compliance matters.
  • Act as cover in the absence of Facilities Manager.
  • Any other tasks that may be assigned by the school's management from time to time.

Additional Responsibilities:

  • Serve as the BO Chargeman in charge of 11kV HT & LV Electrical Installation in compliance with Suruhanjaya Tenaga regulations.
JOB SPECIFICATION
Minimum Academic/Professional Qualification
  • Degree in Facilities of Building Management, or a related specialized field.
Related Experience
  • Minimum 5 years of experience in facilities/building management and maintenance, preferably within an educational setting.
  • Possession of a valid BO Chargeman Certificate from Suruhanjaya Tenaga is mandatory.
