Retail Leasing Manager

Diploma/Bachelor degree in Business, Real Estate, Marketing, or a related field
- Minimum of 5 years of relevant experience in retail leasing, business development, ideally within a retail chain.
- Able to communicate and write in Mandarin, English and Bahasa Malaysia.
- Existing network of industry contacts including retailers, property developers, and leasing agents.
- Deep understanding of retail leasing markets, commercial negotiations, and location selection strategy.
- Existing network of industry contacts across developers, mall owners, and real estate consultants.
Your mission: deliver store roll-outs by securing optimal spaces, favorable lease terms, and long-term value for the business.
This is a cross-functional role requiring close collaboration with design, finance, operations, and leadership teams to ensure our retail presence scales efficiently, strategically, and profitably.- Retail Network Expansion:
- Identify high-potential locations for new store openings aligned with brand positioning and customer demographics.
- Develop and manage an active leasing pipeline across cities, shopping malls, and street-front retail zones.
- Scout new market opportunities and growth corridors based on market trends, competitor mapping, and footfall analysis.
- Build relationships with landlords, mall operators, property consultants, and developers to gain access to priority sites.
- Leasing Strategy & Execution:
- Lead end-to-end lease negotiations, including commercial terms, tenure, rent-free periods, capex contributions, and exit clauses.
- Review and finalize Letters of Intent (LOIs), lease agreements, and other legal documentation with internal legal teams.
- Ensure all new leases are aligned with business objectives in terms of cost, location, and timeline.
- Work closely with project teams to align site handovers, fit-out timelines, and store opening schedules.
- Maintenance Operations:
- Manage all preventive and corrective maintenance activities across retail stores, including lighting, fixtures, and safety systems.
- Ensure uninterrupted store operations with minimum downtime and maximum operational safety.
- Develop and maintain asset management programs, schedules, and condition assessments.
- Performance & Portfolio Management:
- Track store performance metrics (e.g., sales per sq.ft., ROI, lease-to-revenue ratios) and use data to inform future leasing decisions.
- Regularly assess existing store leases for renegotiation, relocation, or expansion opportunities.
- Maintain accurate and up-to-date records of all leasing activity, pipeline status, and key commercial terms.
