about the job- Project Planning & Coordination
- Strategic Planning: Collaborate with leadership to develop project schedules, resource plans, and risk registers.
- Execution Tracking: Monitor task progress and update timelines to ensure all project milestones and deadlines are met.
- Documentation: Compile and manage critical project records, including tender documents, technical submissions, and meeting minutes.
- Stakeholder & Communication Management
- Liaison: Act as the central point of contact for internal teams, consultants, vendors, and authorities to streamline communication.
- Meeting Facilitation: Organize meetings, prepare agendas, and track action items to ensure accountability across all parties.
- Project Controls & Reporting
- Performance Monitoring: Oversee budgets, site progress, and quality standards, providing regular weekly/monthly status reports and dashboards.
- Issue Resolution: Proactively identify potential delays or site discrepancies and implement corrective actions.
- Site Operations & Compliance
- On-Site Verification: Conduct inspections to ensure work aligns with drawings, safety protocols, and regulatory requirements.
- Technical Coordination: Facilitate smooth onsite operations by bridging the gap between contractors, suppliers, and consultants.
- Commercial Negotiations & Financial Management
- Fee Negotiation: Manage professional fee structures and contract terms with clients and consultants in line with industry standards.
- Tender & Cost Control: Lead negotiations during tender evaluations and value engineering to optimize project costs without compromising quality.
- Change Management: Process variation orders and negotiate additional fees for scope changes or claims.
- Administrative & Executive Support
- Data Management: Maintain organized digital and physical repositories for all project correspondence and approvals.
- Leadership Support: Assist the Project Director and Division Head with daily operations, representing them in minor meetings and managing independent work packages.
- Business Development
- Feasibility Analysis: Identify and evaluate new property development opportunities, assessing financial viability, investor potential, and market risk.
- Education & Experience: Holds a Bachelor’s degree in a relevant field (Construction, Engineering, or Architecture) with minimum 5 years of experience, specifically within high-rise residential, healthcare, or high-end resort sectors.
- Technical & Regulatory Expertise: Proficient in project management software, Microsoft Office, and local compliance standards including UBBL, Bomba fire safety, and construction sequencing.
- Leadership & Communication: A proactive leader capable of managing complex stakeholder relationships, troubleshooting risks, and delivering multiple projects within strict deadlines.
