Ampang Jaya - Finance Manager

• At least 6 years of working experience, preferably in property development and construction.
• Strong understanding of project accounting, financial modelling, and costing.
• Proficient in accounting systems (SQL, AutoCount, etc) and Ms Excel.
• Must be highly detail-oriented with strong organizational skills.
• Able to speak and understand Mandarin fluently – to communicate with Mandarin-speaking clients and partners.

Job Objective:

To lead and manage the company’s financial planning, reporting, and control functions – ensuring effective management of project finances, statutory compliance, and financial health of the organisation. Key focus on financial strategy for property development and construction projects.

Key Responsibilities:

1. Financial Planning & Budgeting

• Develop annual budgets, forecast, and financial plans aligned with project timelines and business goals.
• Monitor cash flow and working capital to ensure liquidity of ongoing projects.

1. Project Cost Control

• Oversee financial tracking of property and construction projects, ensuring cost efficiency.
• Coordinate closely with Project, QS, and Procurement teams on budgeting and cost management.

1. Accounting & Financial Reporting

• Ensure timely and accurate preparation of financial reports, management accounts, and project performance reviews.
• Present financial insights and recommendations to senior management.

1. Compliance & Statutory Obligations

• Ensure full compliance with Malaysian financial laws, regulations (e.g. LHDN, SSM, SST, EPF, SOCSO, EIS).
• Liaise with auditors, tax agents, bankers, and other external stakeholders.

1. Internal Control & Risk Management

• Implement internal financial controls, SOPs, and risk mitigation procedures.
• Conduct regular audits and reviews to ensure financial discipline.

1. Financial & Banking

• Manage banking facilities, loan drawdowns, project financing, and relationship with financial institutions.
• Support strategic financial decisions such as bridging loans, end-financing, or joint-venture structures.

• Supervise and guide the accounts/ finance team in daily operations.
