As a Senior Project Manager, you are the strategic architect of the project’s success. This role transcends daily site supervision; you are responsible for the high-level steering of multi-million dollar developments, managing complex stakeholder relationships, and ensuring the commercial viability of the portfolio from land inception to asset disposal.

  1. Strategic Planning & Front-End Engineering
  • Lead macro-level feasibility studies, including market analysis, gross development value (GDV) projections, and risk-reward modeling.
  • Define the project’s strategic vision and brand positioning in collaboration with the Marketing and C-suite teams.
  • Spearhead the master planning phase, ensuring optimal land utilization and sustainable architectural integration.
  1. High-Level Stakeholder & Regulatory Navigation
  • Act as the lead representative in negotiations with government bodies, local councils, and utility providers to expedite complex approvals.
  • Manage and mentor a team of Project Managers and Assistant PMs, fostering a culture of technical excellence and accountability.
  • Oversee the selection and performance of tier-1 consultants and international design firms.
  1. Financial Leadership & Value Engineering
  • Ownership of the Project P&L; you are responsible for optimizing margins through sophisticated value engineering without compromising quality.
  • Approve major procurement strategies and high-value contract awards.
  • Monitor global material price trends and supply chain risks to implement proactive hedging or procurement strategies.
  1. Operations & Crisis Management
  • Standardize Project Management Office (PMO) protocols across multiple sites to ensure uniform reporting and quality.
skills / qualifications needed
  • Experience: 12+ years in property development or construction management, with a proven track record of delivering at least 2–3 high-value projects (e.g., high-rise residential, Grade-A offices, or integrated townships) from end-to-end.
  • Education: Degree in Civil Engineering, Architecture, or Construction Management.
  • Competencies:
  • Strong command of project management software
  • Exceptional leadership skills with the ability to influence at the Board level.
  • Local Context: Deep understanding of the Malaysian National Land Code, Street, Drainage and Building Act, and CIDB regulations.
